What we arrange

Six facilities. Structured to the feasibility, placed with the lender whose criteria it passes.

Townhouses, apartments, mixed use, industrial and land, from the Sunshine Coast to Brisbane, the Gold Coast and regional Queensland. Where a bank's policy stops, a non bank or private credit structure usually does not.

01Construction finance

Townhouses, apartments, mixed use, industrial. Progressive drawdowns certified by QS.

Senior to 65% of GRV. Bank, non bank or private.
02Land and site acquisition

Settle the site while the DA is progressed. Interest capitalised through the hold.

To 65% of land value. 6 to 24 months.
03Residual stock

Refinance completed stock out of the construction facility while it sells down.

To 70% of in one line value. Interest only.
04Mezzanine and preferred equity

Second ranking debt or preferred equity behind the senior lender, to close the equity gap.

Stack to 85 to 90% of total development cost.
05Bridging and refinance

A maturing facility, a vendor on a deadline, a builder ready to start. Short term, exit documented.

To 65 to 70% LVR. 3 to 12 months.
06Structured capital stack

Senior, mezzanine and equity from more than one lender, one settlement date, intercreditor deeds in place.

Structured to the feasibility.

Indicative parameters from published lender criteria, 2026. Every facility is priced on its own numbers.

Process

Scenario to settlement. Four stages, each with a date on it.

Credit assessment is done before the lender sees the file, so the file that reaches them is the one they approve.

Structure is the difference between a decline and a settlement. Sam finds the structure other brokers miss.

“A deal is rarely dead. It is usually structured for the wrong lender. Change the structure and the answer changes.”Sam Gardiner · Director

Sam Gardiner · Director

The broker who finds the structure others miss.

Most brokers send the same deal to the same lenders and wait. Sam Gardiner reads the feasibility first, finds the ratio that is binding and restructures around it: a different gearing basis, a second ranking layer, a lender whose criteria the deal passes today. Development finance only, since 2017. One director, one mobile number, first call to final drawdown.

Straight talk

If a bank will approve it in your timeframe, take the bank.

Non bank and private capital costs more than a major bank. Where a project meets bank policy and the bank's timeline fits yours, that is the right facility and Sam will say so. Where presales, gearing, a committee timetable or an equity gap rule the bank out, the structures below are what we arrange.

BankBBSY + 3full presale cover, 65 percent of cost, six to twelve weeks
Non bank senior8 to 11%partial presales, sized to end value, two to three weeks
Private fund9 to 13%no presale test under $5M, interest capitalised, days

Know whether the project funds before the site contract runs out.

The office is open now, whatever the hour. Sam structures the scenario inside four business hours; indicative terms follow inside five business days. Either answer is worth more than a maybe in week eight.
